Rumor ini muncul ditengah epidemi Covid-19 di Indonesia yang sampai saat ini masih menghancurkan industri pariwisata termasuk industri perhotelan.

Awal dari rumor ini sendiri berasal dari kejanggalan Keraton at The Plaza untuk tidak mengikuti promosi dari Marriott Bonvoy sama sekali seperti Terimakasih Indonesia ataupun Indulgence Awaits yang memang sedari awal ditujukan untuk properti high-end dari Marriott Bonvoy di Indonesia.

Perlu Anda ketahui bahwa pada promo ‘Indulgence Awaits’ hampir seluruh properti high-end Marriott di Indonesia seperti The St. Regis Bali Resort, The Ritz-Carlton.Pacific Place, W Bali Seminyak, dan bahkan The Laguna, a Luxury Collection Resort & Spa yang sama-sama masuk.dalam brand ‘luxury collection’ tetap mengikuti promosi ini.

Saya juga sempat meminta opini dari teman saya yaitu Steve, pengunjung setia Keraton at The Plaza dan juga seorang Ambassador Elite di program Marriott Bonvoy:

Beliau juga berpendapat bahwa untuk sementara waktu Keraton at The Plaza akan diubah menjadi serviced apartment jika memang melakukan rebranding.

Apapun itu, saya cukup sedih jika memang hotel ini sungguh meninggalkan Marriott karena saya belum berkesempatan untuk menginap di properti ini dan mencoba kolam renang mereka yang iconic.

Pada 9 Juni 2020, PinterPoin menerima pesan WhatsApp dari pembaca yang intinya mengatakan bahwa Keraton at The Plaza akan berhenti beroperasi sampai waktu yang tidak ditentukan.

Saya mengkonfirmasi kepada pihak guest service center Keraton at the Plaza dan memang ternyata pesan WhatsApp tersebut adalah dari pihak yang bersangkutan.

    1. Betul sekali bro, di HI ini hotel terbaik.. Hyatt kamar terlalu sempit; kempinsky ceiling sangat rendah, bikin sumpek; MO kamar besar tapi agak sulit kalau mau ke mall; Pullman juga not so good

  3. Betul sekali kolam renang indoor tidak seindah dan seiconic di foto, mendekati kata parah malahan menurut saya utk ukuran hotel bintang 5 di HI dengan rate tinggi. Sedangkan kolam renang outdoor lumayan OK tp sayangnya tidak diperuntukan untuk tamu hotel, khusus residence. Untuk spa saya belom sempat coba krn sewaktu saya menginap sedang renovasi dan dialihkan utk fasilitas spa sauna di Hyatt yang ternyata biasa saja juga. Untuk kamar dan service memang bagus, dan lokasi menuju Plaza Indonesia juga sangat strategis. Jadi ya kalau mau lepas marriot Bonvoy bkn hal yang berarti sih bagi saya

  4. Sayang sekali… satu2nya hotel bisa check in pagi2 & check out besok jam 9 malam. lounge nya free order from menu, sepuasnya. Saya nginap waktu hari pertama buka, guest ke 3 menurut reception. Pakai free night award.

    Walaupun gak sering tinggal sana krn termasuk cukup mahal, hanya kalau lagi mau reward myself. Sayang sekali. Skrg tinggal tunggu St. Regis Jakarta.

  5. Saya termasuk sering ke sana sejak awal buka, karena kantor jakarta saya di The Plaza, dan setuju dgn teman2 lain. Kamarnya, terutama kamar mandinya bagus dan besar, kebetulan saya sudah pernah stay di semua suite category. Breakfast buffet di restoran, biasa saja kualitasnya, kolam renang terlalu kecil untuk bisa dipakai berenang beneran, spa bagus walopun pricingnya overpriced untuk ukuran jakarta. Rekan bisnis saya, salah satu orang terkaya di Turki malah tidak suka saat saya booked di Keraton krn menurut dia ambience dari service-nya cold and rather snobbish, sehingga akhirnya saya pindahkan ke hyatt. Sejak awal buka sampai sebelum corona, benefits juga banyak dikurangi. Bagi saya yang bagus valuenya adalah lounge access krn bisa pilih ala carte makanan kapan saja, dan fleksibilitas dalam checkin-checkout. All in all, ini bukan property yang akan saya sayangkan kalau rebranding.

    Menurut saya opini teman anda Steve sangat tidak valid. Itu kemauan dia untuk Keraton push the rate down. Tidak semua owner desperate for revenue or have cash flow problem. Jadi ga semua owner merasa perlu untuk banting harga……. Ada yang lebih baik tutup sementara dari pada harus jual murah karena mereka menjaga image.

    Dengan mereka tidak “banting harga” tidak lah berarti mereka poor management.

    1. In all honesty, you need to take the statement as a whole. While I said they could have done some promo rates, it wasn’t the only thing I said and could have said a little better. Remove covid-19 promo rates and the property was still running itself into the ground with their F&B and upkeep of the rooms hence the less love appeal of Keraton in 2019 than the previous years.

      1. @Steve, not really sure I understand you. Are you saying Keraton needs to do something as there is more competition with other new (Marriott) hotels in town? And because they are not doing anything then it is poorly managed?

        I think you are only looking from the guest perspectives. You are not looking from the owner respective.

        Again like I said if you know who owns the property, you will have better understanding on the situation.

        I still do not see why your opinion is a good basis for the rumor that Keraton will exit Marriott. This article is highly speculative just base on one opinion on what the hotel should do.

      2. @steve did you read all Financial data including the monthly operation report of the hotel it self? Or did you have a valid written data from the hotel and or from Marriott International? If the answer is No, then feel free to delete or corrected your statement saying that the hotel having a poor performance. Thank you

        1. Agung, it was reported and shown to me about the rebranding and exit of Marriott Bonvoy from people working inside and outside the property (not going to throw any of them under the bus like you are asking).

          Regarding the financial data, aka NOI, or statement from the property/MI, there is no official statement as the owner and outside indivisuals were having conversation of leaving MB.

        3. Agung, as others have pointed out and what I tried to make clear before, this is a rumor. A rumor is of course not official and by definition of a rumor, it basically means “a currently circulating story or report of uncertain or doubtful truth”. As there are no official statements or documents from upper management to share without leaking statements or documents, it can only be classified as a rumor. If you are wondering, it is based off of a conversation with the owner and others.

          So, as it’s based on a conversation, it is only a conversation from said individuals.

          You can agree or disagree with all my comments and statements above and below, which is fine as it’s just a statement from a random dude named Steve. However, I still stand by what I have said originally and add-ons as you can read below.

  7. Do not draw any conclusion without any official statement from the owning company, from Marriott International or from the General Manager, i work with the owning company and also a Member of Marriott Bonvoy will strictly not believe this unofficial review and or opinion

        ‘Seorang teman’ ini sangat sering menginap Keraton at The Plaza dan sekali menginap bisa berminggu-minggu bahkan berbulan-bulan, mengenal orang dalam Keraton, dan merupakan Ambassador Elite dari Marriott. Tentunya opini dari dia sangat saya pertimbangkan dan bukan sekedar opini dari sembarang orang.

        1. Maaf opini yang mana? Karena occupany Keraton yang selalu dibawah 50%? Apakah dia punya datanya? Sekalipun ini benar, tidak berarti the hotel is in bad shape. Some owner is not really looking for high occupancy rate. This is probably why Keraton rate is always above 2 millions per night and the owner probably care more on the floor rate rather than occupancy rate.

          Juga opini yang mengatakan “They also didn’t try to push lower rates during Covid-19 season showing how poor managed the property” menunjukan teman kamu tidak mengerti hospitality walaupun dia sering tinggal disana berkali kali dan berminggu2.

          Being elite member, sekalipun Ambasador (yang berarti min 100 malam pertahun) does not make one understand hotel operation.

          Not all hotel owner desperate for cash especially in this time. If you know who own Keraton, you should know better 🙂

        2. Dan, in all due respect. 2m IDR a night at 50% occupancy isn’t enough for a property to stay afloat. Even with 25% of the those rooms sold at a higher rate, let’s say 4m IDR, you truly cannot support all the facilities and staff at the property.

          But properties don’t actually earn all their income from said occupancy. F&B and events matter a ton to properties. Keraton didn’t have the capacity in event space, especially not enough capacity for a single wedding as there are no ballrooms. Then on top of that, F&B at the hotel was interesting. No matter the lobby bar or restaurant as they are both never frequently visited by both in and outside guests.

          And now lastly, this is a rumor and you can believe as much or as little as you want. You can believe if the property is currently looking at other options for both branding and their room concept. Of course, my word is only as good as what you believe.

          you should Google up and find out who own Keraton.

          i think Keraton is more prestige to the owner rather than profitability. I am quite sure the owner can simply close Keraton operation as hotel, and transform it to service apt or even resale it as residence if they want to.

          Not all hotel owner (especially the one like Keraton owner) looking simply at profit.

          I never say that it is not possible for Keraton to exit Marriott or even cease operation all together, as I don’t work for the property and seriously I don’t really care. But I am saying those basis that you mentioned to Edwin is not very valid reason for the hotel to leave Marriott or even cease operation.

          There are much more equation that just simply proy and lost like you mentioned.

          The owner own the whole complex and they can cross subsidy of they feel need to.
          As I said quite many hotel owners in this region open a hotel with other reason rather than just profitsin their minds.

        4. My original statement is somewhat poorly written. I do agree with you that there is more to the equation of why they would rebrand. It could be just not asking Marriott every time to change one little stupid thing.

          I am not saying the property should have 100% occupancy, I for one prefer smaller hotels like the Keraton, but as an owner why would you want to bleed money? At 50% occupancy during normal season, how can a property stay afloat if they barely get money from other avenues? Then covid-19 hit with <10% occupancy.

          Even if the owner is going for prestige, which could be the case as the owner has a place at the building, why should the owner keep paying out the franchise fees and other required equipment with Marriott when the property is bleeding? Plus, explain the upkeep, maintain, and consistency.

          Properties that are still made out of prestige shouldn't have those issues. While owners in the hotel industry might open just for prestige, including outside of the hotel industry too, if one is bleeding so badly during covid-19, it's just best to open up the discussions of other ways to make money instead of keeping up with franchise fees and requirements.

          Think of it as the last straw in the coffin of the Keraton rebranding, thanks to covid-19. It is also not the last time we will see a property rebranding itself.

        5. @Steve, you brought up very valid points, which I think if they are written in the original article gives the article far more weights.
          What I was trying to say there are more equations when owner “invest” in hotel operations. Profitability is just one element on it. Some of them, I never ever think about them until I heard from people in the industries. This is probably unique in Indonesia or even in Asia.
          As I said I am NOT related to the owner in anyway, just happens to hear some “stories” from my quite reliable sources about the owner and I have been dealing with the group in the past which give me some understanding about their “family” cultures.

          On the franchise fee to Marriott, unless they rebrand it to their own brand, which I doubt so, the owner will still have to pay franchise fee to other hotel operator right. I still cannot Keraton availability even in April 2021 in Marriott site. Well this may cause the speculation that they may leave Mariott. Perhaps, the owner has trucked an agreement with Marriott to suspend the operation for a while which entile them to suspend paying the franchise fee?. Again, this is just pure speculation
          Do take note also, some brand prefers not to cheapen themselves by doing sales or in this case lowering the rate.
          Again, I am not saying that Keraton will never leave Marriott. Do not forget, Keraton contract was signed with Starwood. So, in my opinion, there are high possibility that Keraton has upper hand when negotiating with Marriott as I am guessing Marriott does not want to see exodus of ex-SPG properties which may not give a good sign to Marriott.

          Agreed with Dan, stay at the hotel for a long span time period will not guarantee that you understand nor capable to conclude anything about the hotel it self. Just feel free to have some of correction on your written article in this.

      Kalau orang berpendapat sekarang ini bebas-bebas saja dan sudah di atur dalam UU ITE, misalkan “MENURUT PENDAPAT SAYA” makanan di restoran X adalah tidak enak, dari pendapat saya ini dan saya ungkapkan di media, apa salah nya ?       Demikian juga kalau saya berpendapat RESTORAN X tidak di kelola dengan baik karena waitress nya tidak profesional, saat menghidangkan makanan main banting dan tidak menghargai tamu. Bila anda adalah part dari owning company, maka seharusnya kalau manajemen yang baik dan benar adalah mengucapkan terima kasih atas masukannya dan mencoba untuk mencari tahu dan memperbaiki.

      Menurut anda jika saya menyampaikan pendapat di atas apa saya harus di dukung dengan fakta bahwa oh ternyata waitress nya belum di gaji, atau fakta nya adalah waitress nya sedang mengalami kendala di kehidupannya. Kan konyol kalau sampai harus cek fakta kenapa layanan nya masalah baru kita post pendapat kita.

      @Steve di sini sudah jelas adalah pelanggan dari hotel dan kalau dia berpendapat bahwa hotel nya tidak di manage dengan baik, menurut saya ya wajar2 saja sebagai pelanggan berpendapat, toh pendapat ini bukan mencemarkan nama baik ataupun mengancam.

      Misalkan juga @Steve menulis review nya di tripadvisor atau agoda atau apps marriot mengenai hotel ini dengan tulisan poorly managed…. bla bla… Apakah anda juga akan menuntut ke tripadvisor/agoda/apps marriot untuk mencabut pendapat tersebut ?

      Seharusnya kalau memang salah satu dari kalian itu adalah bagian dari owning company, cukup di post di sini saja dan di berikan klarifikasi secara resmi ke blog ini sehingga tim PP bisa posting juga di blog sebagai bagian dari klarifikasi.         Ada dua alasan yang dikemukakan, pertama karena hotel occupancy rate selalu di bawah 50% dan kedua hotel tidak ikut promosi (menurunkan harga) selama covid-19

        Alasan kedua sudah terbukti tidak benar. Ada yang mengatakan bahwa Keraton ada promosi selama Covid-19 dan ini dibenarkan sendiri oleh Steve. Jadi pernyataan kedua itu sudah tidak valid.

        Alasan pertama, karena hotel occupancy rate selalu dibawa 50%. Saya tidak mau mempermasalahkan apakah data ini benar atau tidak. Anggap saya ini memang benar, then so what? Di comment saya yang lain sudah saya bahas, banyak alasan kenapa owner buka hotel. Ada yang tidak mengutamakan profit. Just find out who is the Keraton’s owner.

        Yang jadi permasalahan bukan opini Steve, Yang saya pertanyaan alasan untuk mengiring rumor kalau Keraton ada kemungkinan untuk tutup atau keluar dari Marriott.

        Kalau di artikel ini ditulis dengan alasan nya karena Steve pernah ngobrol dengan pegawai hotel dan pegawai tersebut mengatakan Keraton mau cabut dari Mariott, maka saya tidak akan mempermasalahkannya. Wong namanya juga gosip.

          Jadi kalau Steve merasa Keraton tidak profitable (anggap ini benar) dan ini menjadi alasan bahwa Keraton akan keluar dari Marriott atau berhenti beroperasi, saya rasa alasan ini tidak terlalu kuat.

          Saya tidak mengatakan dengan pasti kalau owner lebih memilih pride.
          Tapi kalau melihat siapa pemilik Keraton, ada kemungkinan besar kalau profit bukan lah yang menjadi prioritas nomor 1. Jangan lupa juga bangunan Keraton itu mix dengan Residence. MEnurut data, residential itu lebih cepat dan gampang buat profit. Makanya saya MENDUGA kalo priority utama dari owener Keraton bukanlah profit. (yes, this is in opinion).

  9. I’m late to the discussion, but I’d like to chime in. I’ve worked in the hotel industry for more than ten years, so I look at pricing not from the customer’s standpoint but often from the management standpoint.

    There are two practices of revenue management during an extended low season (such as during the pandemic). One camp suggests lowering the price to match the competing hotels and increase occupancy. This of course will persuade customers to stay in an otherwise very expensive hotel (in comparison with the surrounding hotels). The issue is that it will be much longer for the property to return to normal pricing once customers are used to discounting.

    Another camp suggests that the hotel keep the rate as-is and offer added values (free parking, free breakfast or dinner, etc). In the long run, the property will maintain its customer base (and its image) and financially will be in a better position (RevPAR, etc). However, customers are opportunistic in nature, and they will only look at the net rates.

    That said, one is not better than the other, depending on where the owners and operators like to position themselves.
